An intensive housing development.

The Location

The Greenbough residential estate is located in Greenhithe on Auckland’s North Shore. This 41-unit comprehensive housing development comprises freestanding and duplex houses set on compact freehold sites and is the biggest intensive housing development within the Greenhithe area.

The Challenges

The steep topography of the site and the natural waterways which traversed the site provided challenges from an urban design and engineering design perspective. However, in addition to the physical challenges presented by the project, there was the challenge of integrating a large-scale intensive housing development into a high-quality urban environment which has a traditional ‘house and garden’ landscape character.

The Solution

Engaged to provide management, urban design, planning, engineering and survey services on this development, Davis Ogilvie and Partners was able to manage the project from start to finish, ensuring that each challenge encountered was dealt with in a professional and timely manner. A multi-disciplinary approach to comprehensive housing development is essential in order to ensure that the development incorporates all the necessary design elements needed to create a sustainable, safe and pleasant residential environment.

The Result

The result is a residential development that reflects and enhances the distinctive character and identity of the urban environment within which it is located. Greenbough Park promotes continuity and coherence through the use of design elements, including site layout, build form, and landscape treatment, to create a dynamic and pleasant urban neighbourhood.

The inclusion of areas of green open space within the design of the subdivision was a key feature in integrating this high-density residential development into the traditional ‘house and garden’ landscape character of the Greenhithe area. A centrally located recreation reserve is the focal point of the subdivision and promotes community interaction in addition to providing visual amenity benefits. The significant restoration planting undertaken within the drainage reserve areas of the subdivision has further enhanced the visual amenity values of the development and local area, in addition to enhancing ecological values.
